Is Water Getting Into Your Basement?

These problems never fix themselves. Left unchecked, foundation water damage leads to structural failure, mold, and tens of thousands in repair costs.

Visible Cracks in Foundation Walls Horizontal, vertical, or stair-step cracks that let water seep through
Dampness, Puddles, or Water Stains Wet walls, floor puddles after rain, or tide marks on concrete
Mold or Mildew Growth Black, green, or white patches on walls, floors, or stored items
Persistent Musty Smell That damp, earthy odour that never goes away, a sign of hidden moisture
White Chalky Deposits (Efflorescence) Mineral deposits on walls mean water is pushing through the concrete
Bowing or Buckling Walls Hydrostatic pressure pushing walls inward, a structural emergency

Why Exterior Waterproofing is the Only Permanent Solution

Interior systems manage water after it enters your home. Exterior waterproofing stops it from ever reaching your foundation.

What We Do

Exterior Waterproofing

The permanent fix. Stop water at the source.

  • Stops water before it touches the foundation wall
  • Protects concrete from freeze-thaw deterioration
  • Repairs all cracks at the structural level
  • Replaces or upgrades weeping tile drainage
  • Lifetime transferable warranty included
  • Increases property value and resale appeal
VS
What Others Sell

Interior Waterproofing

A band-aid. Manages water inside your home.

  • Redirects water after it enters. Does not prevent entry.
  • Foundation still absorbs moisture and degrades
  • Cracks hidden behind wall panels, not repaired
  • Relies on sump pump. Fails during power outages
  • Limited warranties with many exclusions
  • Masks the problem rather than solving it

The Excavation, Step by Step

No surprises. Here's exactly what you'll see when our crew is on your property. Most jobs take 5 to 10 days depending on excavation length.

1
Step 1

On-Site Inspection & Written Quote

William walks every wall inside and out, identifies every entry point, and gives you a written scope with a fixed price. If exterior waterproofing isn't the right call, he'll tell you.

2
Step 2

Site Prep & Excavation Begins

Landscaping within four feet of the foundation is carefully removed. Excavator opens a trench around the affected wall down to the footing, typically 4 to 8 feet deep, 2 to 3 feet wide.

3
Step 3

Wall Cleaned & Cracks Repaired

The full foundation wall is pressure-washed and inspected. Cracks are routed and packed with hydraulic cement. The wall is prepped to factory spec before any membrane touches it.

4
Step 4

Aqua-Bloc Membrane Applied

Two coats of elastomeric membrane with reinforcement mesh embedded across the entire wall between the coats. Full 24-hour cure between coats. This is the part that makes the warranty work.

5
Step 5

Drainage Board & Weeping Tile

Dimpled drainage board installed over the membrane. New weeping tile bedded in clear stone, sloped to daylight or sump. Old tile is replaced if it's collapsed. No shortcuts.

6
Step 6

Backfill, Re-Grade & Walk-Through

Clean backfill compacted in lifts. Grade pitched away from the foundation. Final walk-through with you on-site. Lifetime transferable warranty issued the same day.

Soil settlement over the first 12-18 months is normal. We come back at no charge to top up grade if it dips. That's the standard.

William Bigger

Founder & On-Site Lead
20+ years masonry & foundation
Greater Sudbury, Ontario

Meet William

William Bigger started in the masonry trade more than two decades ago, learning the craft from the ground up, literally. After years of restoring stone foundations, pouring walls, and repairing structural damage across Northern Ontario, one pattern became impossible to ignore.

Every interior waterproofing system he encountered was a temporary fix. Water was still getting in, concrete was still deteriorating, and homeowners were still calling back with the same problems two or three years later.

"The right fix is almost always exterior. Interior systems manage water once it's already inside. Going outside, sealing the wall from the source, that's what holds for life."

That conviction led William to found LKC Foundations with a single focus: exterior waterproofing done properly, with the best materials available, backed by a warranty he stands behind personally. Every project is supervised on-site by William himself.

Foundation Work in Greater Sudbury

Before We Start

What we walk into

Most basements we assess look like this: wet, cluttered, patched over. William traces the water to its real source before quoting the fix.

When Interior Fails

What the wall was hiding

An old interior waterproofing job that stopped working. Water tracking along the slab edge, hidden source. Why exterior is the only permanent fix.

Root Intrusion

The real source

Tree roots through a collapsed clay drain tile. The actual reason a basement keeps leaking. Interior coatings hide this. Exterior excavation finds it.

You deal with me, from the first quote to the last shovel of backfill.

I don't hand your job to a crew of strangers and disappear. I'm on site, I do the work, and I put my name on it. If water ever finds its way back in, you call me and I come back, no runaround. That's how I've done it for more than 20 years, and it's why most of my work comes from the neighbours of people I've already helped.

7 Questions to Ask Any Waterproofing Contractor

Print this. Use it on every quote you get, not just ours. A good contractor will answer all seven without hesitation. A bad one will dodge.

1

What exact product do you use to waterproof the wall?

Vague answers like "industry standard" or "the best on the market" are a red flag. A real contractor names the specific membrane and can tell you why they trust it. We use Aqua-Bloc, a commercial-grade trowel-applied membrane.

2

Do you do exterior waterproofing, or just interior drainage systems?

Interior drainage manages water that's already inside. Exterior waterproofing stops it from getting in. Make sure the quote matches the actual problem.

3

What's included in your warranty, and does it transfer if I sell?

Most warranties only cover the contractor's labour, exclude acts of nature, and die when you sell. Read the document, not just the headline.

4

If water comes back after the job, will you come back and fix it?

A warranty is only as good as the contractor's willingness to honour it. The answer should be a straight yes, with no hedging about whose fault it is. Ask whether they've actually gone back to fix a covered issue before.

5

What happens to my landscaping during excavation?

Honest answer: everything within four feet of the foundation gets disturbed. Anyone who pretends otherwise is selling you a fairy tale.

6

How do you handle foundation cracks before applying the membrane?

The answer should be "routed and packed with hydraulic cement." Painting over a crack and calling it waterproofed is how problems come back in three years.

7

How long have you been doing this, and do you carry insurance and WSIB coverage?

A "lifetime warranty" from a brand-new company isn't worth much. Ask how many years they've been doing exterior waterproofing, and whether they carry insurance and WSIB coverage. An established contractor won't flinch at the question.

Bring this list to every quote you get, ours included. William will walk through all seven with you on-site, no dodging.

Frequently Asked Questions

Straight answers from William. No sales pitch.

How much does exterior waterproofing cost?

Most residential projects in Greater Sudbury fall between $30,000 and $50,000, depending on the size of the home, soil conditions, depth of excavation, and accessibility. We provide a detailed, written quote after our free on-site assessment. No surprises.

How long does the project take?

A typical residential project takes 5 to 10 working days from excavation to backfill. Weather, soil conditions, and the scope of foundation repair can influence the timeline. We keep you updated daily and never rush the membrane application.

Will you damage my landscaping?

Exterior waterproofing requires excavation around the foundation, so some landscaping disturbance is unavoidable. We take care to minimize impact, protect what we can, and backfill with clean material. Most homeowners find that restoring landscaping is a small price for a permanently dry basement.

Do you offer interior waterproofing?

We do both, but we strongly recommend exterior waterproofing whenever it's practical. Interior systems manage water after it's already entered the wall. Exterior excavation stops the water before it ever reaches the foundation. There are situations where interior is the right call (limited yard access, budget constraints, or a small targeted issue), and William will walk you through both options honestly during your assessment.

Is the warranty really transferable?

Yes. LKC Foundations offers a lifetime transferable warranty. If you sell your home, the warranty transfers to the new owner at no cost. This is a genuine selling point when your home goes on the market.

What time of year can you do this work?

Our season runs from late spring through late fall, roughly May to November, depending on ground frost. The membrane requires above-freezing temperatures to cure properly. We recommend booking your assessment early in the season to secure your preferred dates.
